Built to Meet the Need

This 3 bedroom duplex neighborhood will sit one mile from Clemson University, on one acre that is already zoned for the build. The goal is to provide affordable housing for low-income faculty, staff, graduate students, and the city’s permanent residents.

Much of the existing housing in the area focuses on luxury undergraduate accommodations or high-cost live-work-play communities as second homes for game days. This build project specifically targets those in the community who are below the area median income and are underserved by current housing options.

Impact Investing

We invite donors, investors, and philanthropic organizations to become a critical part of our capital stack. Capital Partners who use a Donor Advised Funds will receive a tax-deductible receipt whether they make a gift or a loan.

This project is more than a housing development; it’s an opportunity to contribute to a stronger, more inclusive Clemson, where educational professionals, students, and local residents can live with dignity and proximity to the resources they need.

About the Developer

Candace Wiley is a native South Carolinian and former literature professor. After teaching for 10 years, she left academia for real estate investing. Since 2017, she has rehabbed more than 50 houses.

She was once a graduate student at Clemson and later became a full-time professor there. This journey has given her personal knowledge of the area’s unique housing gaps.
